RS New Development and 10-Year Defect Liability

All our projects are RS developments, meaning they are protected by the safeguard documents required by the Finnish Housing Transactions Act. The RS system is also recommended by the Finnish Banking Association, providing homebuyers with a trusted and secure framework. This includes guarantees provided by the developer and insurance covering construction defects for a period of 10 years.

We carry out all our projects under the founding developer model, fully compliant with the Housing Transactions Act. This model is also the most common way to build new homes internationally. The founding developer acquires the land, designs, builds, markets, and sells the new development—and is responsible for quality from start to finish.

Construction work is carried out by carefully selected contractor partners. We oversee that all construction is completed in accordance with our concept and quality standards. Even though the construction work is outsourced, the founding developer retains full responsibility throughout the 10-year liability period.

Financially stable developer with 100% secured funding

In our operating model, construction funding is secured through separate founding development companies. Financing is always 100% confirmed before the start of construction, in cooperation with our trusted and financially solid capital partners.

The founding developer is also responsible for the costs and maintenance fees of any unsold apartments, so these will not be passed on to other residents. This way, you don’t need to worry about construction timelines or the potential impact of unsold units.
