76&Piha is a joint masterpiece by award-winning architect Mika Penttinen and Newil&Bau, housing 32 industrial-inspired design homes. Formerly known as the “Entrepreneurs’ House,” this office building was fully renovated and completed in summer 2024 as an RS new development that meets Newil&Bau’s quality standards. It now forms a shared housing company with the pre-existing building on the same plot.
At 76&Piha, your home extends beyond your own square meters to a private balcony and a wide range of shared spaces: a co-working area, fitness room, workshop, and a lounge designed for leisure. An elevator takes you directly to the company-owned underground garage with 73 parking spaces, generating significant rental income for the housing company. At the end of the day, you can unwind in the atmospheric sauna and spa area with a swimming pool, scheduled for completion in spring 2026.

In the design of 76&Piha, innovative housing solutions are combined with the preservation of the original building's clear-lined, industrial-style structure. Balconies opening to the green inner courtyard complete the living experience.
We select an architect for each project who best utilizes the area's identity and respects its original architectural concept. For this project, the architect is Mika Penttinen, who was involved in the original office building's design.
The building hides beautiful details in apartments, entrance hall, and other common areas. Stylish door handles, lights, mailboxes, artworks, and clear signs create a cohesive and refined design throughout 76&Piha. You can sense the unity and sophistication as soon as you enter the building.

All apartments in the building open onto the housing company's existing lush inner courtyard, hidden from traffic and the gaze of passersby. 76&Piha is a tranquil oasis in a central location, thanks to its sheltered backyard.
76&Pihan inner courtyard will be renovated after the building's old section undergoes a plumbing renovation scheduled for 2025, expected to take place in 2026. The courtyard renovation includes refurbishing the inner courtyard and renewing the courtyard's pavement and lighting. These improvements will be carried out as a separate project following Newil&Bau's contract, and the housing company will decide on the final plan.
The plot provides excellent conditions for creating a garden-like courtyard with a barbecue pavilion and seating areas. Many new buildings feature courtyards with concrete foundations that limit vegetation, but in this courtyard, trees thrive as well.


Repairing the old is more environmentally friendly than creating something new. By using optimized energy solutions and renovating instead of building anew, the carbon footprint of construction can be reduced by approximately 60% compared to conventional new-builds.

Mannerheimintie is currently undergoing renovations. With these improvements, especially the conditions for cycling will enhance as a safe bike lane will be available along the entire route to the city centre.
