Meander is a residential building designed by architect Steven Holl, located on the shore of Taivallahti in Töölö, Helsinki. The internationally renowned architect's signature style, inspired by light and the diverse forms of nature, is beautifully reflected in the building, showcasing top-tier architecture. Known for designing the Museum of Contemporary Art Kiasma, Holl’s hallmarks – sculptural design and practicality – come together in Meander with Newil&Bau's resident-centered approach, elevating resident services to a new level.

Meander's design emphasizes maximizing natural light in living spaces and well-proportioned outdoor areas that seamlessly integrate with the surrounding landscape. Large windows and balcony glazings clad the building’s façade, ensuring spacious and bright apartments. The carefully considered scale of the building and the harmony of the courtyard support the utilization of favorable views, creating a dynamic masterpiece of the building and its environment, where the interplay of natural light and shadow plays a central role.

Lush, diverse, and serene, Meander’s sheltered courtyard is like a peaceful green haven in the heart of the city. Its park-like design offers both open vistas and intimate nooks to unwind in—whether basking in the sun or relaxing in the shade. Thoughtfully designed for a variety of uses, the courtyard invites residents to play, cool off, and enjoy unhurried moments. Features like a planted basin, pergola, playground, and ample seating make it a shared living room for all. The vegetation blooms throughout the seasons, and its low-maintenance nature ensures lasting beauty year after year.

At Meander, everyday life feels like a celebration—starting right at your front door. Striking and meticulously finished entrance lobbies welcome residents and guests alike. In Stairwell A, you’ll find an atmospheric sauna area with rooftop terraces, a versatile lounge space for celebrations and remote work, and a dedicated yoga studio.
Day-to-day living is made easier with thoughtful first-floor features: a practical mudroom with a shower, a bicycle maintenance station, shared-use bikes, and dedicated storage for grocery deliveries—all easily accessible.
Meander’s underground world offers both experiences and convenience: 67 parking spaces with EV charging readiness, a shared car, a private residents’ cinema, and an atmospheric wine cellar complete the picture.


Thanks to its high-quality sound system, dimmable lighting, large screen, and comfortable seating, the room is perfect for movie nights or small meetings. The room has seating for about 18 people in total: 10 seats around tables, a wide sofa, and armchairs. The cinema also has an accessible bathroom and a stylish kitchen equipped with a fridge, stove, dishwasher, and sink.


The multipurpose room is suitable for yoga or other light exercises, as well as remote work. The room offers plenty of free floor space, yoga mats, workout equipment, a television, and a long, high work table that can accommodate several people at once.


The living-room-inspired event space features a dining set for six, a cozy bio-fireplace, and a comfortable seating area for two. The space also includes a stylish kitchen equipped with a refrigerator, stove, dishwasher, water point, and tableware specially crafted for Meander by the Raaka Rå ceramics studio. From the lounge, there is access to the outdoor area as well as the sauna section.


The spa area includes a sauna, rain showers, a hot tub with a bubble feature, a changing room, and a terrace for cooling off.


The wine room features 9 lockable wine cabinets. A wine share includes access to the wine room and a personal lockable cabinet.


As a resident, you can pick up the building's Omago shared car from the underground garage for errands like shopping trips. Alternatively, you can use a Pelago shared bicycle. The building also features a bike maintenance station and a charging cabinet for electric bikes.


The practical mudroom includes a rinse shower, allowing you to easily clean your pet or bicycle after outdoor activities. The building services also include a secure locker where you can receive home deliveries.

The lobbies feature a wooden bench designed by Steven Holl, a glass art piece, and a frame used to print the artworks by Fanny Tavastila, which were given as gifts to the residents.
